Old Penge Library to luxurious Flats in Bromley, London
Owned by the London Borough of Bromley, this building was previously used as a public library. We bought the property with the benefit of planning permission for three new flats and a D1 use commercial unit – realising potential for further planning gain. With our creative perspective and expertise, we further managed to obtain planning permission for another floor.
We also registered the development with the Government’s ‘Help To Buy’ scheme.
This scheme was not without challenges. It required us to construct a three-floor building on top of a children’s tuition academy’s flat roof. Amidst heavy construction, we ensured the safety and wellbeing of the staff, general public, teachers and children who frequented the ground floor unit.
The party wall arrangements with neighbouring commercial buildings also presented certain challenges that were skilfully resolved. In the end, Aspire proudly delivered a very high-end product on time and as planned.
All apartments and the commercial unit have now been sold for the asking prices or above. Our profit mark-up was close to 30%, with an ROI of above 80%.
